2. No lender relationship or credit approval
Australian Home Loan Limit & Guidance is not a bank and does not itself provide home loans.
Completing an assessment does not submit a loan application to a lender and does not result in lender pre-approval or approval.
A lender may assess the same borrower differently because each lender applies its own credit policy, serviceability methodology, income treatment, expense benchmarks, interest-rate buffers, lending criteria and verification requirements.

Interest rates can change, and repayment estimates may therefore differ from the repayments ultimately payable under a loan contract.

Stamp duty, transfer duty, registration costs, conveyancing allowances, Lenders Mortgage Insurance and other purchase-cost estimates are provided for planning purposes only.

Users should verify material purchase costs with the relevant government authority, conveyancer, solicitor, lender or other appropriate professional before entering into a property transaction.
6. First-home-buyer grants and concessions
Information about grants, duty concessions and other first-home assistance is indicative only.
Eligibility depends on the legislation, scheme rules, property type, transaction date, property value, residency, occupancy and other criteria applicable in the relevant state or territory.
Government programs, thresholds and grant amounts can change. Users should confirm eligibility directly with the relevant state or territory revenue authority before relying on an estimated benefit.
7. Lenders Mortgage Insurance
Any Lenders Mortgage Insurance amount displayed by the service is an illustrative planning allowance only.
Actual LMI premiums are determined by lenders and mortgage insurers and can vary materially depending on the loan amount, loan-to-value ratio, borrower profile and insurer pricing.
8. Scenario simulator
Scenario results show the modelled effect of changing selected inputs such as debts, credit-card limits, expenses, income, contribution or loan term.
These scenarios are not recommendations that a user should take a particular action. The actual effect of any financial change may differ when assessed by a lender.
9. Accuracy and changes
Reasonable efforts are made to keep the model and supporting information accurate and current. However, laws, lender practices, government schemes, rates, thresholds and costs can change without notice.
No representation is made that every estimate will always reflect the latest lender policy or government rule applicable to a particular transaction.
10. No lender affiliation or endorsement
Unless expressly stated otherwise, this service is independent and is not affiliated with, sponsored by or endorsed by any bank, lender, mortgage insurer, government authority or first-home assistance program.
Any reference to lender practices, market behaviour or government schemes is provided for informational or modelling purposes only.
11. Assessment information
Assessment information entered into the calculator is intended to be used only to generate the user's calculation within the application experience.
The service is designed so that assessment information is not submitted to a lender as part of the calculator process.
Technical infrastructure providers may process ordinary technical information required to deliver the website or application. A separate Privacy Policy will describe the application's actual information-handling practices.
12. Independent verification
